Havasu Riviera Master Plan

Located along the shores of Lake Havasu, and the West coast of Arizona, Havasu Riviera encompasses everything desirable in Lake Havasu – the desert, the lake, the beauty, and the lifestyle that is Lake Havasu City.

Havasu Riviera State Park

The Havasu Riviera State Park and Marina will provide residents and visitors of Lake Havasu City and the Riviera community with a plethora of lakefront amenities to compliment the active Lake Havasu lifestyle.  This project will feature a 6 lane boat ramp, large marina with an assortment of slip sizes, marina store, restaurant and bar, fuel dock, day use beach areas, and future dry boat storage facility.

Marina View

The Marina View neighborhood includes 74 single family lots terraced above Lake Havasu with dramatic sweeping views. The lots range in size from an average of 9,100 sf to larger lots over 15,000 sf. Most lots have multiple levels allowing for flexibility in achieving a quality home of good size, with large garages, and all the extra space desired.

Marina View also includes the Sunset Ridge townhome project. This pocket of 22 two-story townhomes is currently being designed to create a lifestyle and living option unlike any other in Lake Havasu.

The variety of lot sizes and views in Marina View allow for lot prices to start at $167,000. The average lot price will be around $255,000 with front row premium view lots starting at $350,000.

It is anticipated that the public report will be available in the coming weeks from the Department of Real Estate. As soon as the public report is issued, individual lot prices will be released and the sales process will be announced. Wren Cove

The Wren Cove neighborhood includes 76 single family lots situated in an intimate setting along the desert just above the shores of Lake Havasu, Wren Cove and the Chemehuevi Wash. The lots range in size from approximately 11,000 square feet to over a half acre.

This neighborhood offers a more traditional single family lot product with large single level sites positioned on different terraces. Each terrace creates a different view, perspective and setting for the home. Views range from non-view sites to intimate views of Wren Cove to incredible panoramic views of the lake, mountains and surrounding desert.

Retail sales are expected to begin in Wren Cove in the Summer of 2020 following the release of the Marina View neighborhood.

Most frequent questions and answers

Is there an HOA ?

Yes. There is a master association – the Havasu Riviera Community Association. Each neighborhood within the community is set up with a neighborhood declaration that may, or may not have, separate covenants, rules and regulations and has a neighborhood assessment based upon the amount of common areas, landscaping, types of streets and amenities provided in the neighborhood.

What are the HOA Fees ?

The master association fees are $40 / month.The neighborhood assessment fees for Marina View are $110 / month.

Will there be any common community facilities ?

The master association will have minimal common community facilities. At this time these facilities are limited to entry station, gates, sidewalks, streets, landscaping, and hiking trails. Each neighborhood will have facilities and amenities unique to the neighborhood. For example, some may have a pool facility like Marina View.

Is there RV parking or RV garages allowed in Marina View ?

RV garages will be allowed to be built in Marina View. Most of the homesites are set up to allow enough height to facilitate an RV garage door on the front of the home and/or are provided from a lower street to allow for large RV garages to be tucked under the main residence.

What utilities are provided to each lot ?

Water, sewer, electrical and telecommunication is provided underground to the lot line of each lot.

Is natural gas available to each lot?

No. Natural gas is not available in this part of Lake Havasu City. Propane service is available and propane tanks can be buried in the lot or positioned so they are screened from view (per design guidelines and local regulations).

Can I use my own builder ?

Yes. You may use your own builder so long as they are a licensed builder in the State of Arizona, active and in good standing. The builder must submit application to the Design Review Committee and follow all rules and regulations of the community and the design guidelines.

How long do I have to build on my lot ?

There is no timeline to build on your lot. If construction does not commence within 1 year after purchase you will be required to cover the lot with a decorative landscape gravel, per design guidelines, and maintain the property free and clear of weeds and debris.

What is the minimum square footage requirement ?

2,000 square feet

Are there maximum height requirements ?

Maintaining maximum heights is important to preserving views for lots throughout the community. Each lot has and assigned an assigned maximum height and the design guidelines further dictate how much of the structure can be at that maximum height. In general the maximum height is 15 feet but some lots vary and each neighborhood is different. The approved lot exhibit stipulates the maximum height for each lot.

What are the setbacks ?

Lot setbacks can vary but in general are: Front – 20 feet, Rear – 15 feet, Sides – 5 feet. The approved lot exhibit stipulates the setbacks for each lot.

Do you have any Townhouses or Condominiums planned to be built ?

Yes. There will be some townhome neighborhoods developed based upon demand. The first will be Sunset Ridge at Marina View – a collection of 22 towhomes within the Marina View neighborhood.

How many homes are in the community ?

The master plan consists of 250 acres with zoning for 1,000 residential units. Current planning has eight primary neighborhoods with an estimated 670 residential units at buildout.


Currently the first 3 neighborhoods are under construction: Marina View, Wren Cove and Ironwood. These neighborhoods contain 191 lots and 22 townhomes.


Marina View lots will be available for retail purchase in the coming weeks. Marina View consists of 74 single family lots of which 13 have been sold to builders in bulk.

Additionally 22 townhome units, Sunset Ridge at Marina View, will be built and sold. Information on these townhomes will be available in the months ahead.

The Wren Cove and Ironwood neighborhoods are coming soon. Retail sales are expected to begin in Wren Cove in the Summer of 2020 following the release of the Marina View neighborhood.
