Yes. There is a master association – the Havasu Riviera Community Association. Each neighborhood within the community has a tract declaration that may, or may not have, separate covenants, rules and regulations and neighborhood assessments based upon the amount of common areas, landscaping, types of streets and amenities provided in the neighborhood.
Current HOA fees vary from $140 to $180 per month depending upon neighborhood.
The master association will have common community facilities including entry station, gates, security, sidewalks, streets, landscaping, amenity center with pools, various courts and common areas, trailheads and hiking trails. Individual neighborhoods may have facilities and amenities unique and exclusive to the neighborhood.
RV garages are allowed to be built in Riviera. Most of the homesites are set up to allow enough height to facilitate an RV garage door on the front of the home and/or are provided from a lower street to allow for large RV garages to be tucked under the main residence.
Water, sewer, electrical and telecommunication is provided underground to the lot line of each lot.
No. Natural gas is not available in this part of Lake Havasu City. Propane service is available and propane tanks can be buried in the lot or positioned so they are screened from view (per design guidelines and local regulations).
Yes. You may use your own builder so long as they are a licensed builder in the State of Arizona, active and in good standing. The builder must submit application to the Design Review Committee and follow all rules and regulations of the community and the design guidelines.
There is no timeline to build on your lot. If construction does not commence within 1 year after purchase you will be required to cover the lot with a decorative landscape gravel, per design guidelines, and maintain the property free and clear of weeds and debris.

Maintaining maximum heights is important to preserving views for lots throughout the community. Each lot has an assigned maximum height and the design guidelines further dictate how much of the structure can be at that maximum height. Maximum heights vary from throughout and across each neighborhood and range from 15 to 18 feet for single level homesites and 25 to 44 feet for two story homesites. The approved lot exhibits stipulate the maximum height for each lot and the design guidelines, and any supplements, stipulate how much of the residence can be at the maximum height – typically 40%.

Yes. There will townhome neighborhoods developed based upon demand. The first will be Sunset Ridge at Marina View – a collection of 17 townhomes within the Marina View neighborhood.
The master plan consists of 250 acres with zoning for 1,000 residential units. Current planning has eight primary neighborhoods with an estimated 670 residential units at buildout.
The first 3 neighborhoods are compete: Marina View, Wren Cove and The Ridges. Currently the Black Rock and Flat Irons neighborhoods are under construction. In total these neighborhoods contain 340 lots and 17 townhomes.
The Marina View, Wren Cove, The Ridge and Black Rock neighborhoods are currently available. The Flat Irons neighborhood is anticipated to be available for sale in the early summer of 2022.
Additionally, the Sunset Ridge townhomes at Marina View, will be built and sold. Information on this project will be available soon.
The Riviera community is a gated community, active construction site and access is restricted. The 280 acres of property adjacent to Riviera is controlled by Lake Havasu City through a recreation and public purpose lease with the BLM. The development plan for the property includes recreational and educational development. Portions of the property are currently being developed as day use areas and shared parking with the Havasu Riviera Marina. The only active planning efforts revolve around the environmental learning center that is anticipated to go in the northwest corner of the property near the highway.
The Riviera community will be a guard gated community with security. The main entrance to the community, Copper Canyon Drive, will have an entry station with security. Hours of security and gate guards will expand as the community builds out.
No. The adjacent public lands, both BLM and City, are non-motorized. Off-road vehicles are not permitted to leave the community and drive on these lands. They are open to non-motorized use. Hiking, mountain biking and other such uses are allowed and encouraged.
The neighborhoods in the Riviera community have a 90-day minimum rental requirement. Only long-term / seasonal rentals of 90 days or more are allowed.
